Winter 2010 Newsletter

Go Green!

Beginning February 1, 2010, Magnolia Vinings will no longer replace light bulbs in your home. It will be the responsibility of the resident to replace any lights bulbs that burn out, regardless of the bulbs location. Please remember the environment when buying your replacement light bulbs. An energy efficient bulb typically uses 65%-75% less energy than a standard bulb to provide the same amount of light.  Another benefit of energy efficient bulbs is that they last up to 10 times longer than a regular light bulb. Although the upfront cost of an energy efficient bulb is typically higher than a standard bulb, the cost savings over the life of the bulb can be striking.

By replacing a few of your standard light bulbs with energy-efficient bulbs, you have an important role to play in the fight against global warming.  Let's work backwards:
 

      

If you replace standard light bulbs with energy efficient light bulbs....

....then you'll consume less electricity
   .....then less coal-based power will have to be

        generated to meet your demand     
           ....then less coal will be burned
              ....then less greenhouse gas will be

                  released into the atmosphere

Air Filters

Air filters are replaced on a “as-requested” basis. If you need a new air filter, you can call the leasing office to place a work order and our maintenance team will replace it as soon as possible. Our maintenance staff prioritizes work orders, servicing the most important emergencies first and work orders of least importance last (such as air filters). For immediate attention, you can stop by the leasing office at any time and a staff member will be more than happy to provide you with an air filter for you to replace yourself. Please keep in mind when you place a work order that your request will be completed as soon as possible. The maintenance team realizes each and every work order is important. They are working hard and diligently to complete each and every request to your satisfaction.

Clogged Toilets

If you incur the unfortunate event of having a clogged toilet, please remember this is not classified as an emergency. We have plungers in the leasing office for you to use to take care of the issue.

Water Emergencies

If you encounter any water emergencies in your apartment that you cannot control or stop, first turn off the main water line to your apartment to prevent any further damage. The main water line cut off is located in the utility closet next to the water meter.

Clubhouse

Have a party coming up but don’t know where to host it? The Magnolia Vinings Clubhouse is just a few steps away from your front door and is a great venue for any party, regardless of the size. Call us today for more information and pricing details!

Please remember no one under the age of 18 is allowed in the leasing center unless you are accompanied by a parent or legal guardian as stated in Section IX of the Community Rules and Regulations portion of your lease.

Payments

Please remember that utility payments must be submitted along with your rental payment on the 1st, no later than the 3rd. There is a $10 late fee for all utility payments submitted after the 3rd and it must be in certified funds. If for whatever reason you did not receive your utility bill in the mail before the 1st, you can call the office as we have a copy of all water bills on file.

Executive Suite

Do you have family or friends coming in town but don’t want to pay high hotel costs and have the inconvenience of your guests not being close by? Beginning in mid-February Magnolia Vinings will offer a fully furnished one bedroom suite for short-term accommodations at an incredible rate of $49/night!! Contact the Leasing Office for availability today!!

Pet Information

Magnolia Vinings is a pet friendly community, and those of you with pets, particularly large pets, realize this. We want to continue to allow pets and their owners to enjoy life here at Magnolia Vinings. Pet owners must be respectful of neighbors in the community and simply pick up after their pets. No one wants to step in dog waste, and the aroma isn’t any more enjoyable. We pride our self in our wonderful community and constantly stay busy keeping up the beautiful grounds. Residents who contribute to the property’s untidiness, by littering or not picking up after their pet(s), are diminishing everyone’s quality of life. Your pets must also be kept on a leash at all times. Please be considerate of others who may not feel the same about pets as you do.  Remember, everyone has the right to enjoy living here and it is everyone’s responsibility to assure that they are doing their part to make Magnolia Vinings a great place to call home!

Keys

When you plan on leaving Magnolia Vinings and come to the office to turn in your keys, please remember you must return all keys that were issued to you. There is a $35 charge per key if all keys are not submitted on the day of move out. There is also a $35 charge to make a copy of your apartment or mailbox key.

Property Upgrades

Have you noticed the new signage and marketing on the property? Let us know what you think! Also, be on the lookout for new breezeway lighting to be installed this spring! Your breezeways will be pressure washed once the warm weather arrives as well! Please make sure not to place trash in the breezeway as this stains the flooring and a $25 fine will be charged.
